Portugal has become increasingly popular with Irish property buyers, drawn by affordable prices, excellent climate, and proximity to Ireland. Whether buying a holiday home in the Algarve, an investment apartment in Lisbon, or relocating permanently, you will need several notarised documents from Ireland.

Overview of Buying Property in Portugal

The Portuguese property purchase process is similar to Spain's. A Portuguese notário handles the formal signing of the deed of sale (escritura). As an Irish buyer, you need a Portuguese tax number (NIF), a power of attorney (if you cannot be present), and properly authenticated identification documents.

Both Ireland and Portugal are Hague Apostille Convention members, so the apostille process applies to all notarised documents.

NIF Number (Número de Identificação Fiscal)

The NIF is Portugal's tax identification number, needed before you can buy property, open a bank account, or enter into most legal transactions. You can obtain a NIF through:

  • A Portuguese fiscal representative: Your Portuguese lawyer can arrange this.
  • In person at a Portuguese tax office (Finanças): Apply directly with your passport.

Your Irish Notary Public can notarise supporting documents needed for the NIF application, including certified passport copies.

Power of Attorney (Procuração)

A notarised power of attorney is essential if you cannot be in Portugal for every stage. It allows your Portuguese lawyer to:

  • Sign the promissory contract (contrato de promessa de compra e venda)
  • Sign the final deed of sale before the Portuguese notário
  • Apply for your NIF
  • Open a Portuguese bank account
  • Register the property in your name
  • Arrange utilities and local authority registrations
